Home Inspectors: Licensing, Registration, and Renewal

IMPORTANT: Effective June 27, 2023

The New Mexico Regulation and Licensing Department has implemented an online licensing system for all Home Inspector applications and license renewals. This investment will simplify the licensing process, making it easier for applicants and licensees to apply for and renew licenses in New Mexico.

Applications for initial licensure must be submitted through an online portal.

To Renew:

Click NM-PLUS link above and then click on the on the “Self Register” link.
1. Fill out the presented form and click “Register”.
2. Once you successfully complete your registration form, you will receive an email (at the email address you entered) from noreply.rldlicensing@state.nm.us that will allow you to set your password (if you do not see the email, please check your inbox or spam/junk folder to ensure you received this important email).
3. After setting your password, you can then enter the portal and renew your license. Once renewed, please print the electronic copy of your license which you may use until your official license is received from the board office.

** Please note, if you have completed the steps above, and upon entering the portal, if you do not see your license information, you will need to email the RLD IT Support Team with the following information:

Subject Line: Renewal Registration Complete
Within the body of the email, please also include your name and license number.

Application for Licensure by Credentials
  1. Application fee of $250
  2. 3-year license fee of $1,000
  3. National background check
  4. Proof of errors and omissions insurance (Totaling at least $250,000)
  5. Proof of professional liability insurance (Totaling at least $250,000)
  6. License verification from resident state licensing entity verifying license is current and in good standing.
    Application for Licensure by Training and Examination
    1. Application fee of $250
    2. 3-year license fee of $1,000
    3. National background check
    4. Proof of errors and omissions insurance (Totaling at least $250,000)
    5. Proof of professional liability insurance (Totaling at least $250,000)
    6. National exam score (National Home Inspector Exam or International Association of Certified Home Inspectors)
    7. 80 hours field training/30 parallel inspections (Field Experience Log)
    8. 80 hours education certificates – must include the following:
      • Site characteristics and exterior
      • Roofing
      • Electrical
      • Structural components
      • Plumbing
      • Heating, cooling, and air conditioning
      • Insulation and ventilation
      • Interiors, appliances, and garages
      • Fireplaces and fuel-burning appliances
      • NM standards of practice and code of ethics
      • Business practices/report writing, inspection agreement, and NM regs
    Application for Licensure by Experience and Examination
    • Application fee of $250
    • 3-year license fee of $1,000
    • National background check
    • Proof of errors and omissions insurance (Totaling at least $250,000)
    • Proof of professional liability insurance (Totaling at least $250,000)
    • National exam score (National Home Inspector Exam or International Association of Certified Home Inspectors)
    • 100 home inspections from 1/1/2018 to 1/1/2020 (Field Experience Log)
    • Evidence of employment as home inspector from 1/2018 to 1/1/2020
    Renewal
    • 3-year license fee of $1,000
    • Proof of errors and omissions insurance (Totaling at least $250,000)
    • Proof of Professional Liability Insurance (Totaling at least $250,000)
    • Continuing education certificates – inactive and active
    • 1 year = 20 hours, includes 2 ethics
    • 2 year = 40 hours, includes 4 ethics
    • 3 year = 60 hours, includes 6 ethics
    Expedited Licensure for Military Service Members and Veterans

    A military service member or veteran who is issued an expedited license shall not be charged any initial licensing fees or renewal fees for the first 3 years of licensure with the board. A candidate for expedited licensure under Section 61-1-34 NMSA 1978 must submit to the board a complete application containing the following:

    • a completed application form
    • proof of a current license in good standing from another jurisdiction, including a branch of the United States armed forces
    • submission of the following documentation:
      • for military service member, a copy of military orders
      • for spouse of military service members, copies of military service member’s military orders and marriage license
      • for spouses of deceased military service members, copies of decedent’s DD 214 and marriage license
      • for dependent children of military service members, copies of military service member’s orders listing dependent child or a copy of military orders, and one of the following: a copy of birth certificate, military service member’s federal tax return, or other governmental or judicial documentation establishing dependency
      • for veterans (retired or separated), proof of honorable discharge such as a copy of DD Form 214, DD Form 215, DD form 256, DD Form, 257, NGB Form 22, military ID card, a driver’s license or state ID card with a veteran’s designation, or other documentation verifying honorable discharge.
      • National background check
      • Proof of errors and omissions insurance (Totaling at least $250,000)
      • Proof of professional liability insurance (Totaling at least $250,000)
